Last Chance to have your say on the Cameron Centre/Police Station development
253 residents responded to the Council consultation on this site and the majority of them were not happy with the plans. The Council have made some changes which they have summarised here, and have now submitted a planning application, once approved they will proceed with the development.
We are not against development. We know there is a desperate need for more affordable housing, that is why we have fought so hard for high proportion of affordable housing on new developments, the Lockleaze Local Lettings Policy that prioritises 50% of new development for local residents, and have 2 community led housing developments of our own, that are designed by local people, 100% affordable and 100% prioritised for local people. We are for good quality development and wider regeneration of Lockleaze.
We also know from our community conversations and this consultation that residents want more than just housing, they want places to socialise, they want activity for youth, they want childcare, they want access to resources. We think this development can be better.
We have therefore objected to the planning application. You are read our objection here and we encourage every resident to make their own planning response. In summary we have objected because:
The plan has not adequately responded to the community concerns outlined in the consultation.
The plan has designed in conflict between the residential and non-residential flats by inadequate parking, and 2 ground floor flats neighbouring the non-residential space that are likely to be impacted by noise and people coming in and out of the space.
The ground floor flats on the Gainsborough Square side do not meet Secure by Design guidelines for safe properties with a path right by the bedroom window and rear balcony accessed by private amenity space.
Inadequate parking. The development takes away about 20 existing spaces, provides 20 spaces for 37 beds and non-residential space with no accounting for staff, customers, or deliveries.
The height of the Romney Avenue block is overbearing and not in keeping with the character of the area.
Unlike consultation, planning responses need to relate to material considerations for planning officers to take them into account, in other words, does the plan conflict with planning policies at national and local level. We have produced some guidance on how to respond to a planning application here, it also shows how to access the planning portal. You can search for the application using the reference 23/01731/FB or follow this link. To have your say please comment this week!
